If you receive a land tax assessment, you need to check a number of details to ensure they are correct. This video outlines what to check on a joint ownership assessment and an individual assessment. It also describes what to do if you find an error.
When you receive your assessment, it is important that you check that it is accurate and all relevant information is up-to-date.
It is your responsibility to notify us if there are any errors on your assessment. This can be done quickly and easily online by registering for My Land Tax at sro.vic.gov.au/mylandtax.
If land is held jointly, we issue an assessment to that specific combination of owners. We indicate if it is a joint ownership assessment at the top of the assessment, and list the owners we have issued the notice on behalf of here.
A joint ownership assessment should only list property held by the combination of owners listed.
You should check that the:
- Owner details on page 1 of the assessment are correct.
- Property listed in the Statement of Lands on page 4 and subsequent pages is owned by the specific combination of owners listed as at midnight on 31 December 2019.
- Property listing is accurate and complete for that specific combination of owners.
- Valuations are accurate. Each property uses a value from the most statewide valuation process. For 2020, we are using values made on 1 January 2019.
- An assessment issued to an individual looks slightly different, and does not indicate at the top that it is for land held in joint ownership. It will also not list the component owners, as with a joint ownership assessment.
An individual assessment lists any property that a person owns on their own. It also lists any joint shares of property. The jointly held property is listed underneath the individually held property, and indicates the percentage share held.
To prevent double taxation, any jointly held property listed on an individual assessment is subject to a joint ownership deduction, shown on page 2 of the assessment. More information about how we assess jointly owned land is at sro.vic.gov.au/jointowners.
You should check that the:
- Owner details on page 1 are correct.
- Property listed in the Statement of Lands on page 4 and subsequent pages shows all property held outright by that individual as at midnight on 31 December 2019.
- Statement of lands also shows all jointly owned land held by that individual.
- Percentage shares listed for jointly owned properties are accurate.
- Valuations are accurate. Each property uses a value from the most recent valuation undertaken by the relevant local council.
- There are a range of exemptions from land tax. Any exempt properties you own will show as ‘not applicable’ under the single holding and proportional tax columns in the Statement of Lands. The taxable value column also displays an exemption code. The codes are explained at the bottom of the Statement of Lands.
You should check that:
- Any exemptions you are entitled to are indicated on the Statement of Lands. The home where you live should be exempt as your principal place of residence, or PPR.
- The exemptions indicated on the assessment are correct.
- If you are not an Australian citizen, and were absent from Australia in 2019, you may also have to pay an absentee owner surcharge. More information about this is at sro.vic.gov.au/aos.
