Applicant

An applicant is a person who, on settlement or completion of construction of the home, will be an owner of that home.

Application

The First Home Owner Grant application.

Australian citizen or permanent resident

An Australian citizen, permanent resident of Australia or a New Zealand citizen holding a special category Visa.

Completion of construction

Construction is completed when the building is ready for occupation as a place of residence and a certificate of occupancy has been issued.

Contract

A comprehensive building contract or contract of sale.

Home

A home is a building on land that may be lawfully used as a place of residence and is a suitable building for that purpose. Examples include a house, flat, townhouse or apartment.

Natural person

An individual person, not a separate legal entity such as a company or trust.

New home

A newly constructed house, townhouse, apartment, unit or similar.

The property must not have been occupied as a home, or sold as a place of residence or used for the provision of short-term accommodation, such as Airbnb.

This would include a property being sold by the person who built it, lived in it and is selling it for the first time.

A new home can be a home that is substantially renovated and a home built to replace demolished premises. 

Owner-builder

An owner-builder is an owner of land who builds a home, or has a home built, on the land without entering into a comprehensive home building contract.

Partner

A partner is someone who you are in a registered domestic relationship with, or someone who you are living with as a couple on a genuine domestic basis irrespective of gender.

Person

An individual person, not a separate legal entity such as a company or trust.

Relevant interest

A person with a relevant interest is generally someone with a legal entitlement to the home being purchased or built. Normally, this will be the person(s) listed on the title. Each person with a relevant interest must be listed as an applicant for the grant.

Residential property

Residential property is land on which there is a building which is a lawfully occupied residence or suitable for occupation as a home.

Settlement

Becoming entitled to possession of the home under the contract.

Spouse

A spouse is someone to whom you are legally married.
