This calculator estimates your land tax at general rates, including the absentee owner surcharge (if applicable).

Who can use this calculator?

​If the trust owns other land that will be assessed at the trust surcharge rate, you must use the land tax trust surcharge calculator for your remaining land tax liability.

Joint owners and nominated or notified beneficiaries

This calculator does not include any deduction you may receive for tax payable by the trustee or the joint ownership if any of the following apply:

  • You have a notified beneficial interest in a fixed or unit trust.
  • You are the nominated beneficiary of a discretionary trust.
  • You own land with others.

In these situations, the calculation is only indicative of your liability.

Who can’t use this calculator?

Before you start

You need to know the following:    

  • Which year you are calculating your estimated land tax for.
  • The total value of all the taxable land you own for the relevant year as at midnight 31 December. We use site value (find the total taxable value on your land tax assessment notice).
  • Your absentee owner status.

Do not include the value of any exempt land such as your home, also known as your principal place of residence (PPR), or primary production land.
