Lodge a land valuation objection

You can use the land valuation objection portal to lodge an objection to a property valuation in relation to:

  • land tax (site value)
  • vacant residential land tax (capital improved value)
  • windfall gains tax (capital improved value).

If you have multiple properties, you need to complete a separate objection for each one.

Log in to the portal

To log in to the portal, you will need to enter:

  • your customer number
  • the relevant revenue line (land tax, vacant residential land tax or windfall gains tax)
  • your assessment number.

To complete your objection, you will need to provide:

  • confirmation you understand the process and legal requirements
  • your contact details and address
  • your property type (residential, commercial/industrial or rural)
  • the issue date and site or capital improved value from your assessment notice
  • grounds for your objection and any supporting documents.

About lodging objections

You must lodge objections within 2 months of being notified of the value. If you submit your objection outside of that timeframe you must provide detailed reasons for the delay. Valid objections are forwarded to the Victorian Valuer-General for review. You will receive a confirmation email with a reference number after submitting your objection.
