Use the calculator
The land tax calculator helps you estimate how much land tax you might need to pay in Victoria.
You will need to enter:
- the year you want to estimate tax for
- the total taxable value of all the land you own, excluding land that is exempt like your home
- whether you are an absentee owner.
The calculator will show an estimate based on the general land tax rates and includes the absentee owner surcharge if that applies to you.
If a trust owns land that will be assessed at the trust surcharge rate, use the land tax trust calculator for that land.
Who it is for
This calculator is for people and organisations who own land in Victoria that is not exempt from land tax. You might need to pay land tax if you own:
- an investment property
- a holiday home
- a commercial property
- vacant land.
Limitations of this calculator
If you own land with someone else, the calculator still works. However, it will not include any deduction you may receive for tax payable by the joint ownership or trustee if you:
- own land with others
- have a notified beneficial interest in a fixed or unit trust
- are the nominated beneficiary of a discretionary trust.
This calculator is not for:
- people who only own their home and no other land
- clubs that pay land tax at the concessional tax rate
- charities or municipal councils being assessed on a single holding basis.
